Terms of service

Acceptance of terms
By accessing or using the Mobile Home Marketplace platform, you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use the platform. We may modify these terms at any time — continued use after changes constitutes acceptance.
Account registration
You must provide accurate, complete information when creating an account. You are responsible for maintaining the security of your account credentials and for all activity that occurs under your account. You must be at least 18 years old to create an account. One person or entity may not maintain multiple accounts.
Listing policies
All listings must be for real, available manufactured, modular, or park-model homes. Listing information must be accurate and current. Sellers must have legal authority to sell the listed property. Misrepresentation of property details, condition, or pricing is prohibited and may result in account suspension. Photos must depict the actual property being sold.
Prohibited conduct
You may not: post fraudulent, misleading, or duplicate listings; harass other users; scrape or systematically download content; circumvent security measures; use the platform for illegal purposes; or interfere with the platform's operation. Violation may result in immediate account termination.
Fees and payments
Listing fees, subscription fees, and promotion fees are described on our Pricing page. Fees are non-refundable unless otherwise stated. We may change fees with 30 days' notice. Unpaid fees may result in listing removal or account suspension.
Buyer-seller transactions
The platform facilitates connections between buyers and sellers but is not a party to any purchase transaction. We do not guarantee the accuracy of listings, the condition of properties, or the completion of any sale. Buyers and sellers are responsible for conducting their own due diligence, inspections, and legal review.
Intellectual property
You retain ownership of content you post (photos, descriptions). By posting content, you grant us a non-exclusive, worldwide license to display and distribute it on the platform. You must not post content that infringes on others' intellectual property rights. The platform's design, code, and branding are our property.
Limitation of liability
The platform is provided "as is" without warranties of any kind. We are not liable for any damages arising from your use of the platform, including but not limited to loss from failed transactions, data loss, or service interruptions. Our total liability shall not exceed the amount you paid us in the 12 months preceding the claim.
Dispute resolution
Any disputes arising from these terms shall be resolved through binding arbitration in Austin, Texas, under the American Arbitration Association's rules. You waive any right to participate in class action lawsuits. Either party may seek injunctive relief in court for intellectual property or data security matters.
